The Sanctuary, as the name implies is a a gated hillside enclave of limited editions three-story houses and double-story town villas. As you enter the property, the rest of the hectic world seems to melt away and instead you are presented with a tranquil view of Penang that very few have the privilege to enjoy.

Phase 1 of the development is now completed and being occupied (as of April 2008). It comprises of 21 detached bungalows and 11 semi-detached houses.

Phase 2, the final addition to the development, is being launched and will provide only another 35 limited-edition three-story bungalows: Vogue, Glamourette and Magnifique. The car porches are designed to accommodate space for up to five cars. The guest room can double as a SOHO (Small-Office/Home-Office). The built-up area ranges from 390 square meters to 575 square meters (4200-6200 square feet). All homes have built-in security system with CCTV monitors and also electronic gates for the resident's safety and also peace of mind.

The Magnifique is tall and thin with a facade that reminds one to a Spanish Hacienda. Separate maid's entrance and quarters give extra privacy for the rest of the family. The master bedroom has an indoor garden that adjoins to its en suite bathroom.

The Glamourette is eclectic and modern with a tropical outlook. Enough outdoor space was provided which you can either use as a barbecue/picnic area or an extra parking space. The master bedroom suite is very special with its own rooftop garden and a generous space layout encompassing 137 square meters (1480 square feet).

The semi-detached town villas are also two story buildings, with architecture similar to the other three types mentioned before. There are outdoor areas which include the porch, front yard and the backyard. Bedrooms/study on the top floor and there is a maid's room next to the kitchen.

You should be rest assured that the materials used to built the homes at the Sanctuary are of the best quality. For example, clay bricks are used throughout. Natural stone facade was built on selected units (like for Vogue). Imported granite tiles grace the entrance portico.

Indoors, Burmese teak flooring was chosen in living areas and bedrooms and the flooring has underlay timber batten to ensure evenness and increases its durability. 2 feet by 2 feet polished homogeneous tiles are laid throughout the dry kitchen and also the guest room.

For the bathrooms, homogeneous wall tiles are laid up to the ceiling so that you can minimize maintenance in terms of the needs of repainting. Granite vanity tops were imported especially for the homes and master bedroom en suite has double wash basins. All sanitary wares and tap fittings were imported from Europe and Japan. The list: TOTO brand (Japanese) for WC and wash basins, Kaldewei brand (German) for the long baths and Remer (Italian) and Grohe(German) brands for the tap fittings.

Concealed air-conditioning piping are pre-installed discretely. Galvanised iron (GI) anti crack netting was used between the mortar to minimize cracks. GI angle beads are installed at corners to prevent chipping due to accidental knocks. Roof truss are also made of GI as it is lighter, long lasting, needs little maintenance and rust proof.

As for added security, all homes has automatic gates, home security system, motion detector, smoke detector and outdoor siren. Durable and reliable parasol lock sets were imported from Australia and are used for the main doors and the bedrooms.

North Penang

The Cove Beach Condominium

The Cove is spectacular located at the northern part of Penang. It consists of 4 towers of 40 stroeys. All units have views over the Andaman Sea.

Tanjung Bungah has been the residence of choice for many expatriates and higher income earners for decades. It is on the way to Batu Ferringhi and there is a hill overlooking the beach where one can purchase bungalow lots. However, this time we are going to show you the Cove, a very luxurious project which is sandwiched between the Copthorne Orchid hotel and Tanjung Country Club.

Each unit of the condominium covers the whole floor. There are five bedrooms that two generations of a family can easily live together. The built-up area is 6000 square feet per unit. Private lifts are accorded to each unit owner together with covered car park space for cars.

Among the public amenities available around the area is Dalat International School, Penang Swimming Club, Mount Miriam Hospital and TAR College. A hypermarket, local food court and a shopping center are also around the corner. To get to Georgetown it takes around 15 minutes and 35 minutes to reach Penang International Airport. The distance is not that far at all.

The Gurney Paragon

The Gurney Paragon is a landmark for the future. It's in its process of building. It will contain 2 blocks of high-end condominiums and a shopping mall of more than 1 million sq ft retail space which will be built around the St Joseph's Novitiate, a heritage masterpiece. St Joseph's Novitiate is under proposal to transform to its original outlook and shall house boutique retailers and restaurants. It will be finished in 2009 but by the end of 2008, show houses should be available to visit.

The Best Car in the World?

In 2009, BMW overtook Mercedes Benz as the best selling luxury car manufacturer in India for the first time. But Mercedes has no intention of going quietly into the night. Their line-up now features the all-new E Class, as well as the newly Introduced 7-seat GL SUV. But leading the charge is a refreshed, and lengthened, flagship 8 500L.

The wheelbase of the 8 500 has been stretched by 13 centimeters to ensure that corporate honchos and / or world leaders in the back aren't left wanting for leg room. From the outside
The current generation S class was introduced in 2005-in India in 2006-and preceded the svelte W220, which, in appearance, was the epitome of understated elegance. In 2009, Mercedes tinkered with the S Class in an effort to bring its appearance up-to-date by adding an array of now customary LED lights-both front and rear.

The front end looks more purposeful with added chrome and a redesigned bumper, as well as a more pointed edge. At the rear, this Mercedes flagship wears its S 500 badge proudly. And you need only set one foot inside the cabin of the S 500 to see that it is, indeed, money well spent. In fact, even as you open the doors, you notice the individual shockers in each door to ensure that you don't expend any more energy than absolutely necessary to open and close the soft-close-doors - should your chauffeur be slow to react for some godforsaken reason.

Once inside, there's acres of room in the rear, and every surface has a quality feel to it - even the buttons look decidedly decorative, and feel just as good. There was a time in the recent past, during the days of the Daimler-Chrysler merger, when you could in fact find fault with certain pieces of interior trim in a Mercedes - even in an S Class. But such asuggestion is unequivocally banished into the dusty pages of the history books by the current models.

It's eerily silent in the cabin - ideally suited, I suppose, to plan strategy for your next corporate takeover and / or military coup, depending on your line of work. This car is meant to soothe its occupants. In fact, legend has it that Mercedes actually strapped heart rate monitors onto occupants of the S Class, as well as cars made by rival manufacturers, in an attempt to prove that the heart rate of those in the S Class was, on average, roughly five beats-per-minutes less than that of people in other cars.

And it's the little touches that achieve this, such as seat massagers that truly provide the illusion that there are a team of masseurs hiding in the seatback, and head rests that are so soft and fluffy that they truly cradle your head - so that you can do your best thinking presumably. And while it was very business-like in the all-black interior of our test car, the panorama roof was brilliant, and it made the already expansive interior feel even bigger. However, if you are feelingbusinesslike, there are exquisitely moulded walnut tray tables that fold out of the seat backs. On the contrary, if you'd like some R&R, simply recline your seat, and pull out a bottle of your favourite beverage from the fridge in the back - accessed from in between the rear seats.

You can also watch a DVD on the two screens mounted on the back of the front headrests for added entertainment. In fact, even the front passenger can watch a DVD while the car's on the move - courtesy of 'Splitview' technology incorporated onto the 8-inch high-definition TFT screen in the center console, which allows the driver to view vehicle functions from his vantage point, while, at the same time, the front passenger can watch a movie from his. You also get a now customary USB input in the glove box that allows iPod connectivity quiteeasily - unlike in the 7 series, which requires a proprietary cable from BMW. The Harman Kardon Logie-r surround sound system delivers eoo-watts of absolutely astonishing sound quality from its 14 speakers for your choice of media, whichcan range from an iPod, USB stick, SD card, to CD / DVD, or even 2,500 of your favourite tunes in MP3 or WMA format saved in a 7.2 GB in-built hard disc.

And for the driver, there's the Command system that navigates through vehicle functions via a screen on the center console, as well as a multi function steering wheel that controls a myriad of other functions, including Bluetooth connectivity - all of which is displayed on the instrument cluster in direct view of the driver. In order to display all the requisite information, the S Class has a digital speedometer projected on an LCD screen - complete with faux speedo needle. The good thing is that all these various bits of technology work extremely well together to keep you both well informed and relaxed at the same time. Oh, and you can also change the colour of the mood lighting in the car to suit your present disposition - ranging from Solar (yellow), Polar (blue), To natural (white).
On the road

The S 500 doesn't feel propelled so much by an engine, as it does by an invisible force. The 5.4 litre V8 that produces 370 horsepower is sublime-as is the 7-speed automatic transmission to which it's mated. The engine really is incredible smooth-it feels exactly the same at 1500 rpm as it does at 6500. The gearbox, meanwhile, has similar qualities, as shifts are instant and indistinguishable. That being said, there's nothing subtle about how the S class thunders down the road-leaving on-lookers and passengers in absolute disbelief that something this large can move quite so swiftly.

The S 500 gives up about 40 horsepower to the BMW 745Li, and while you do feel the deficit on occasion, it's only because the motor in the BMW appeared to be stolen from a rocket launcher. Nevertheless, Mercedes claim a 0-100 km/h acceleration time of, brace yourself, 5.4 seconds! Step on the acceleration pedal, and the whole car shrinks around you in a manner that you don't quite expect. If you imagine that the current S class will feel large and lumbering to drive, you're in for either a rude shock or a pleasant surprise-depending on your point of view.

Nevertheless, the rate of progress you can achieve in this car is staggering.150km\h is achieved in the smallest of open spaces with consummate ease-in case you're running late for a board meeting that is, And, based on how far behind schedule you really are, you can choose between three driving models-comfort, sport, and manual. Comfort, as the name suggests, ensures that engine and suspension are ideally suited to waft you from place-to-place. So What is All This About Homeowners Re-Selling Solar Energy Back to the Province of Ontario?

What exactly is the new feed in tariff program?

A feed in tariff program is a way for governments to kick off the third industrial revolution which is migrating from fossil fuels to renewable energy sources.

Usually it consists of providing long term contracts to industry and the population by buying power from them that is generated by solar, wind, bio-gas or water generation. The contract prices will be calculated based on the investment made and a good return on investment, enough to encourage the movement.

In our grid based centralized power system, we will move from the big power plants to a distributed power system. For the small systems less than 10Kw this is not a problem, but for larger systems some local economic tests must be made to make sure that it is worthwhile in a particular area for the power companies to invest in changing the wires and transformers to accept the new power.

How long has this program being running?

The new FIT program started last October. There are two parts to it, the FIT and the microFIT for systems less than 10Kw. The FIT program has been very successful to date and 2900Mw in contracts has been awarded so far.

Under the microFIT program, the initial target is about 100,000 homes. So far about 16,000 applications have been received; most of these for agricultural ground mount systems. There have been only about 3500 rooftop contracts granted so far.

How does this benefit home owners in Ontario?

There are two main benefits - directly to the homeowner and then as a whole for Ontario.

1. Well first of all, to encourage homeowners to participate in the program the return on investment is set at about 8%. This means you get to sign a 20 year contract with the Ontario Power Authority and create a little business generating electricity. The 8% ROI is calculated based on the costs of buying and installing a renewable energy system such as Solar Panels. This is new to the Province and you can expect prices to change as the costs of renewable energy systems come down in price, however the 8% ROI should remain the same.

2. The big picture is that it drives a renewable energy industry, creating jobs and reducing our carbon footprint. We go to a distributed energy production from a centralized system so negating the need for building new expensive power plants, we can turn off coal-fired plants and reduce the importation of expensive and dirty power during our peak loads in the summer therefore decreasing air pollution and saving money.

How does it actually work?

You must look at it as a small business generating power. It connects to the grid and feeds your neighbourhood. The solar panels are installed on the roof, connected to a disconnect switch and then through a production meter onto the grid. You will still have your consumption meter for your regular time of day usage. You will receive a bill for consumption and a cheque from your LDC for production.

We know how bureaucratic the province can be - how complicated is the process to register?

The microFIT process for systems under 10kWh is very simple. For a homeowner the application is done on-line. After about 6 weeks a response comes back with a conditional offer. The homeowner arranges for the solar panels to be installed, the inspections and permits have to be done of course, then the local electric company plugs in a production meter and you are producing! You get a contract offer from the OPA which you must agree to within 45 days. Then you wait for the first cheque. Some systems allow you to monitor your solar panels on-line so you can see your production hourly, daily, weekly etc.

Which are the best systems?

There are really 6 things for the homeowner to look out for:

1. Domestic content. First of all it is absolutely imperative that homeowners understand that there is a domestic content requirement of 60%, assuring Ontarians that their tax dollars are kept in Ontario. Currently off-shore panels are allowed this year, but this will end Dec 31, 2010.

2. Quality system. I urge all homeowners to ensure they purchase quality Canadian made systems that are designed to last.

3. Professional analysis. I also recommend you ask a professional solar analyst to perform an assessment on your potential solar installation to give you a realistic performance estimate as well as detail any difficulties with the installation that may incur extra expense. All of this you should take into account when calculating your return on investment.

4. Avoid unrealistic ROI's. Avoid any vendor who is providing you with crazy ROIs - I have seen 25% quoted - this is totally unrealistic.

5. Do research on products. Solar panels come in mono-crystalline and poly-crystalline formats. The mono is purer silicon and more expensive but is also slightly more efficient. The poly panel is less expensive, has a shorter carbon offset life and is usually larger in size. Carbon offset or carbon neutral life means the amount of renewable electricity it produces which offsets the amount of carbon that was produced to make the panel, typically 4 years. Solar panels can be mounted on slope or flat roofs, ground and pole mount tracker systems.

6. System design. There are also a couple of different system designs - micro-inverters where the panel produces 240AC similar to the grid and string inverters which are high voltage DC (and very dangerous). The string inverter design is much like Xmas lights, when you pull one out they all go out. The micro-inverter design is superior because shading affects only one panel, instead of all of them. Plus they emit a data signal for web monitoring.

How expensive is it and what is the return on investment?

The Return on Investment is typically 8% and systems are usually 100% financed. The system pays for itself within 7-9 years. Homeowners average 3Kw system will generate about 00 per year depending on site and shade. A 3Kw system will cost about ,000 installed for an Ontario made system.

How much space does it take up?

Typically you will install on a sloped roof facing south, however SE and SW also works very well. You will want to install as many panels as possible as adding to the contract later will require renegotiation of your contract.

If you are a farmer with plenty of space, I would consider a tracker system. They are more expensive but are also more efficient as they track the sun.

Do you need a particular roof or structure?

Your roof needs to be sound. A good analyst will check your roof from the attic. If you have multiple shingles he/she may recommend replacing to avoid having to de-install and re-install your panels later. Note that the panels will make your shingles last longer.

If your roof does not look sound, I would recommend an engineer look at it, possible you may need to install some better support such as blocks between the rafters.

Can it be installed on the ground?

Absolutely, ground mount systems similar to flat roof systems can be pointed directly south, These are usually ballast type systems meaning that concrete blocks hold down a mounting system and the panels are installed at the ideal angle. Tracker pole mount systems are also available in various sizes up to 10Kw or about 50 panels.

What kind of maintenance does this system need?

Typical maintenance would be a once a year check - cleaning the panels, making sure the wiring is good, tightening the bolts etc. Other than that, with no moving parts, the system is pretty much maintenance free.

Are parts freely available?

This depends where you bought them. If you have decided on Ontario made products, which is mandatory next year anyway, then parts will not be a problem.

With the amount of technology and innovation coming through each year, how long before this system is out of date?

I ran a Solar Lab, one of only 5 in the world. Believe me you should trust technology that has been tried and true and in use throughout the world for the past 30 years. The space program is still installing silicon solar cells in space craft because it is reliable and solid.

New technologies such as thin-film solar cells are still at a very early stage. Accelerated life testing shows that thin film technology does not like the sun, it deteriorates at a rapid rate when exposed to the sun.

And, what happens when the sun does not shine?

Well even on a cloudy day you will produce some electricity. When the system is designed, degradation is calculated in. This accounts for cloudy days, air pollution, efficiencies of the inverters, bird poop, dirt and dust, snow and so on. Make sure degradation is accounted for when you look at your final potential production numbers.

How many households has The Energy Store fitted out with solar panels - do you have any anecdotes or success stories?

This is very new since last October. With our partners we have installed over 100 systems to date but this is just the start. We have now over 30 analysts across Ontario and expect to sell 500-1000 systems next year. Considering there are 100,000 homes that are expected to install a system, we expect to expand quite rapidly. An anecdote would be that wherever we install a system, we get 5 or 6 homeowners from the same street asking about the system and when can they get one!

2. Prepare for the assignment before you begin: If you are trying to install a 1 or 2 DIN install you will need to ensure you have all the necessary tools, accessories and wires. In addition, you will also need to give yourself a few days without any distractions to thoroughly complete the job.

3. Remove existing components carefully and skilfully: It is important that you do not lose any crucial parts or damage your old stereo system unless you plan to keep the car monitor in your vehicle when you resell it later on. Laying out panels and parts in relation to their location on the car with all their screws on the panel will greatly reduce searching time in your installation process.

4. Keep your work neat and tidy: When wiring or rewiring make sure that the wires themselves are as tight as possible and prevent them from coiling up.

People who rush head first into a car monitor installation project will usually find themselves stuck in a time consuming project which frequently ends up with undesired and often unsafe results.

There is absolutely nothing worse than a vehicle with wires scattered all the way through it. A professional installer would always makes sure that wires were tidied away somewhere behind the paneling of the car in nice neat straight lines. By carefully preparing and taking the time to properly do a car monitor install you can achieve similar results. Also, it is important to be aware of audio and visual problems that could come up from hastily assembled systems. Problems that may arise can include black holes in sound, flickering screens, or loose rattling components just to name a few.

If you don`t take the time to perform a car monitor install correctly it can be a safety hazard to the system, the car and ultimately yourself. If 2 wires are exposed they can short circuit each other and cause your new in-car DVD player to be inoperable. Wires that have been placed too closely together, in a faulty car monitor installation, for too long of a time period will fuse generating a temperature so hot it can combust causing a car fire. So play it safe and follow these helpful tips and strategies in attempting a proper car or headrest monitor install.

The A B C's of RV Terminology

I guess because I work in the RV Industry and around RVs almost everyday I take some things for granted. One of those things is RV terminology. When you hear these terms everyday you just assume that everybody understands them.

Aluminum Frame Construction - When the RV framing is made of aluminum as opposed to wood.

Artic Package - An RV that is equipped with additional insulation and heated holding tanks for winter camping.

Awning - A canvas or vinyl covering mounted to the side of an RV that provides shade. Some awnings are retractable and use a spring-loaded roller tube. Other awnings must be rolled out by hand and are supported by poles, rope tie downs and stakes.

Axle Ratio - The number of times the drive shaft must turn to turn the axle one time. If you have a 3.73:1 axle ratio the drive shaft turns 3.73 times for each full turn of the axle. The higher the numeric value of the axle ratio the better the vehicle will tow, and the higher the numeric value the more gas you will use.

B

Backup Monitor - A monitor located in the driver's view that is attached to a small camera on the back of a motor home. It is used to assist in backing the motor home and to monitor what is happening behind you while you are traveling.

Ball & Ball Mount - Hitch balls have three basic measurements, the ball diameter, the shank diameter and the shank length. Ball diameter sizes come in 1 7/8", 2" and 2 5/16". The ball size must be the right size for the coupler on the trailer you are towing, and be rated to tow the trailers GVWR. The ball mount is the removable portion of the hitch that slides into the hitch receiver. For Weight Carrying (WC) hitches it may be necessary to find a ball mount with a drop or rise to help level the trailer when its hooked up to the tow vehicle. An adjustable ball mount is used for heavier trailer applications. Adjustable ball mounts allow the ball to be raised, lowered or tilted to compensate for trailer tongue weight and to attain proper height adjustments. Adjustable ball mounts are normally used with Weight Distributing (WD) hitches.

Basement Storage - Storage compartments or storage area located below the floor of the motor home. You access the storage from outside. Some storage areas are referred to as pass through storage, which means it goes from one side of the RV to the other with no dividers, and can be accessed from either side.

Black Water Holding Tank - A tank mounted under the RV that collects water and waste from the toilet. When the tank is 3⁄4 or more full it is emptied or dumped into an approved dump station or campground sewer. The black water tank is treated with chemicals to control odor and assist in breaking down waste.

Brake Controller - An electronic controller that is normally mounted under the dashboard of the tow vehicle, but within hands reach of the driver. The controller is designed to activate the trailer brakes when the tow vehicle brakes are applied. It also has a manual over ride that can be used to activate the trailer brakes without using the vehicle brakes.

Breakaway Switch - A switch that is wired into the trailers brake system. It is attached from the trailer to the tow vehicle by a cable lanyard. In the event that the trailer and vehicle separate the cable pulls a pin from the switch and the trailer brakes are activated. The switch must have a 12-volt source to operate.

Bumper Pull - A term used to describe towing a travel trailer or pop-up. Also referred to as a pull behind.

C

Cab over - The portion of a class C motor home that extends over the vehicle cab. It is usually designed as a bed.

Campground Hook-Ups - When you hook-up or connect your RV to the campground electric, water and sewer utilities. This would be considered a full hook-up. Some campgrounds may only offer one or two of these connections.

Cargo Carrying Capacity (CCC) - is the maximum permissible weight of personal belongings and cargo that can be added to the RV. CCC is equal or less than GVWR minus UVW, full fresh water weight, and full LP gas weight.

City Water Connection - A water connection on the outside of the RV that is used when you have an external water supply such as at a campground. A potable water hose is used to connect the water supply to the city water connector on the RV.

Class A or Type A motor home - They are the largest of the motorized RV's ranging in size from 25 to 45 feet. Commonly referred to as a conventional motor home they are the ones you see that look similar to a bus, and depending on the price they can be equipped with features like washers and dryers, multiple slide out rooms, satellite dishes, home entertainment systems and much more.

Class B or Type B motor home - They are the smallest of motorized RV's ranging in size from16 to 20 feet. They are conversion vans that have been modified and equipped with sleeping, eating and bathroom facilities and amenities found in other RVs in a compact size.

Class C or Type C motor home - They are also referred to as mini-motor homes and are built on a cutaway van chassis. They range in size from 20 to 31 feet.

Converter - An electrical device that converts 120-volt AC power into 12-volt DC power. With the exception of the roof air conditioner, microwave, TV and the electric mode of the refrigerator almost everything in an RV operates on 12-volt DC power supplied by a battery. When you're plugged in to a 120-volt electrical source the converter changes the 120-volts AC to 12-volts DC so everything can operate without draining the battery(s). The converter also has a battery charger that will keep the battery(s) topped off when you are plugged in to a 120-volt power source.

Coupler- Located on the front of the trailer A-frame the coupler attaches the trailer to the ball on the hitch.

This list is not all-inclusive, but if you learn these terms you will soon be understanding RV terminology.
